680 Signal Mountain Road is a retail center located in a prime location in Chattanooga, Tennessee. With over 92,000 ft2 (8,550 m2) of existing space, and renovations completed in 2007 and 2018, Signal Mountain Plaza is a vibrant retail destination anchored by Aldi and Tractor Supply Company. Signal Mountain Plaza is situated on a major retail corridor at the foot of affluent Signal Mountain, in close proximity to The Baylor School, Super Walmart, Food City, numerous retailers and food outlets, and multiple apartment and senior housing communities. With ample opportunities for expansion and retenanting of existing space, CRC’s property on Signal Mountain Drive represents a significant development opportunity.
GOAL
To continue the transformation of 680 Signal Mountain Road into the area’s premier retail destination by building on the property’s existing offerings to provide a possible total of over 110,000 ft2 (10,220 m2) of retail space for the over 90,000 residents within a 3 mile (5 km) radius of the property.
HISTORY
Acquired in 1997, Signal Mountain Plaza was formerly leased to K-Mart as a single tenant. CRC completed a capital improvement program for the building, as a part of which the roof was replaced and the parking lot was resurfaced in 2007. Finally, CRC completed the purchase of adjacent land in 2011, increasing the total parcel to 15.62 acres (6.32 hectares).
In 2018, Signal Mountain Plaza welcomed two major retailers: Aldi and Tractor Supply. These two retailers anchor the center and occupy around half of the available space.
FUTURE
CRC intends to continue the evolution of Signal Mountain Plaza by adding retailers that can complement the center’s existing tenant mix and further cement its reputation as a major retail destination in the city.
